You can spend the most important weeks of the year- your relaxing holiday- in this exclusive pool villa located directly on the lake. At the air-conditioned 1700 sqFt (= 155 square meters) villa you will find 3 bedrooms, a living room, an open kitchen with island bar, a dining area, and 2 bathrooms. Relax by the heated private pool (with skin-friendly saltwater) on the covered terrace with a No-See-Um-Screen and outside shower.
A double garage connected to the villa offers space for the 4 bicycles, beach utensils and is accessible directly from the house. Please note that the owner’s vehicle will be parked on one side of the garage.
The luxurious, modern and brightly furnished house is very quietly situated on a cul-de-sac in Falcons Glen. Located in the Lely Resort, in the noble Naples, the house is directly on the water. Three bedrooms and two bathrooms offer space for six people.
The villa is self-catering but fully equipped with large fridge with ice and water dispenser, stove, microwave, Nespresso espresso and cappuccino machine, a Kitchen Aid kitchen machine, wine fridge and all necessary kitchen appliances.
The living and dining areas are open and bright. Sonos speakers, which play your personal playlists with the Sonos App and your Smart Phone, are available for your convenience. Flat screen TVs are available in the living room and in each bedroom. A PlayStation is available, and a Google Box is connected in the living room. You can also watch current shows on Netflix with our fast and free WIFI.
Palm trees, citrus trees (orange, mango) and many other beautiful, flowering, tropical plants make the garden a feast for the eyes.
The community is quiet and beautiful, perfect for relaxation. It offers a community pool with SPA (whirlpool) -just a 2-minute walk from the house.
Access to the Lely Players Club & Spa can also be provided for an additional fee.
With the membership you can enjoy a gigantic pool complex with several pools, a fitness center, a beauty salon, tennis courts, a restaurant, and much more. There also several events during the winter season with food, music, and dance.
Naples is also known as the “golf capital” of the world because there are over 100 golf courses.
There are two very beautiful golf courses in Lely Resort, “Flamingo” and “Mustang”, located only a few minutes walk from the villa.

You enter the hallway of the villa through a screen-protected front porch.
On the right you enter the guest area with the two guest bedrooms and one bathroom.
Continue straight ahead into the bright living area with comfortable armchairs and an adjustable leather couch. To the south, the living room is separated from the covered terrace and the pool area by only a huge glass sliding door. A large flat screen TV with Google Box and Netflix subscription as well as a PlayStation with various games are provided as well.
Sonos speakers are also available.
Fast WLAN, up to 200 Mb is provided free of charge.
Open and directly connected to the living area is the kitchen with a granite island.
The kitchen is equipped with stainless steel appliances: a side-by-side fridge-freezer with water and ice dispenser, a dishwasher, a stove, an oven with grill function, and a microwave. There is also a Nespresso cappuccino machine, a coffee machine, a toaster, an electric kettle, a microwave, a stove, an oven, a Kitchen Aid kitchen machine, an electric citrus press, a wine cooler and much more.
More than enough dishes, cutlery, glasses, and kitchen utensils are provided for you and your guests.
The bright dining area with a large dining table for six people invites you for a social lunch or dinner with friends and family.
The view from the dining room overlooks the pool and the lake to the south.
On the left side of the villa is the spacious master area, and the master bedroom with en suite bathroom and walk-in closet.
The bright master bedroom is facing the south. A sliding door and a large window overlook the pool area and the lake. Equipped with a large King Size Bed you can relax and enjoy the wonderful lake view directly from your bed.
You will be thrilled by the very bright and large master bathroom accessible directly from the bedroom. The bathroom has a window, a large mirror front and a lot of space under the double washbasin with granite surface. Enjoy the whirlpool tub and the extra-large wellness rain shower. The toilette is an extra room in the bathroom for extra privacy!
The 2nd bedroom (guest room or children’s room) is furnished in Florida style, equipped with a Queen Size bed and has a large window to the north. A flat screen TV is available. A closet, bedside tables, a dresser, and an armchair complete the interior.
The 3rd bedroom (guest room) is also equipped with a new, modern Queen Size Bed. The built-in wardrobe is not available, as the landlords have it in use. However, a large dresser is provided to store your clothes and belongings, as well as a flat screen TV. The large west windows view is into the garden.
All rooms are laid out with wipeable hard floors and are therefore very suitable for people suffering allergies.
The windows and doors of the house are new and hurricane-proof. The roof was newly covered in 2019.
The attached double garage has 4 bicycles and all necessary beach utensils (couches, chairs, sand toys) provided for you. You can enter the house directly from the garage. Washing machine and dryer are available, and beach and pool towels are also provided.

Since the house is located in a very quiet residential area, we ask you to be considerate of your neighbors.
- The house is a non-smoking area.
- Pets cannot be accepted, out of consideration for possible guests who are suffering from allergies.
- Children will feel comfortable in our house and are very welcome.
- Occupancy with a maximum of 6 guests
- Together with the tenancy agreement you will also receive house rules, which will then also be part of the tenancy agreement.
Auszug aus unserem Mietvertrag (in englischer Sprache) bezüglich Stornierungsbedingungen:
- Cancellation Policy: If the Guest wishes to cancel his/her reservation, a written notice must be provided to the Owner. Should the Guest cancel the agreement prior to arrival without offering a replacement tenant under the same terms, the tenant is responsible for paying the following percentages of the rental amount to cover losses as long as a rental to another party is not possible:
25% of the rental amount if cancelled 90 days prior to the Check-In Date
50% of the rental amount if cancelled 45 days prior to the Check-In Date
100% of the rental amount if cancelled 30 days prior to the Check-In Date
Within thirty (30) days prior to the Check-In Date, all moneys paid except the Cleaning Fee and applicable sales tax on that Cleaning Fee are non-refundable.
Note: There are NO REFUNDS for hurricanes, tropical storms or weather conditions, even if a mandatory evacuation is ordered (optional travel insurance is available to the Guests through a third party. Guests ASSUME THE RISK).
If the Property is sold by the Owner and will no longer be available for use as a vacation rental, then the Owner shall notify the Guests in writing at least thirty (30) days prior to the start of the Rental Term, and the Guests shall receive a full refund of all amounts paid as full and complete satisfaction in cancellation of this Contract.
If the Property is rendered untenantable during the Rental Term due to no cause of the Guests, then the Owner shall refund to the Guests an amount pro-rated for the period of the Rental Term for which the Property is rendered untenantable.

- Widerrufsbelehrung: Wenn der Gast seine Reservierung stornieren möchte, muss dies dem Vermieter schriftlich mitgeteilt werden. Kündigt der Gast den Vertrag vor Anreise, ohne einem Ersatzmieter zu den gleichen Bedingungen anzubieten, so ist der Mieter verpflichtet, die folgenden Prozentsätze des Mietpreises zur Deckung von Verlusten zu zahlen, solange eine Vermietung an Dritte nicht möglich ist:

Wird die Immobilie vom Eigentümer verkauft und steht sie nicht mehr zur Nutzung als Ferienwohnung zur Verfügung, so hat der Eigentümer die Gäste mindestens dreißig (30) Tage vor Beginn der Mietzeit schriftlich zu benachrichtigen, und die Gäste erhalten eine volle Rückerstattung aller Beträge, die als vollständige und zufriedenstellende Kündigung dieses Vertrages gezahlt wurden.
Wird das Objekt während der Mietzeit ohne Verschulden der Gäste unbrauchbar gemacht, so hat der Vermieter den Gästen einen anteiligen Betrag für den Zeitraum der Mietzeit zurückzuerstatten, für den das Objekt unbrauchbar gemacht wird.
The villa is located in the very popular luxurious Lely resort south in beautiful Naples, directly on a small lake, in a quiet, private location!
The resort is very well maintained and beautifully landscaped with jogging and cycle paths between well-kept green areas, lakes, and countless tropical plants.
Lely is very conveniently located close to Marco Island, the Everglades and Naples Beach. Shopping facilities, restaurants, bars and golf courses are in the immediate neighborhood.
Naples is the perfect base for your Florida vacation.
In less than half an hour you are in the Everglades and on Marco Island;
In less than an hour you can explore Sanibel Island and Captiva Island;
Miami and the East Coast are only 1.5 hours away;
the theme parks of Disney, etc. in Orlando can be reached in 2.5 hours.
A trip to Key West is a must. It is only 3.5 hours by boat or about 5 hours by car over the many bridges and beautiful Key Islands.

Electricity costs are individual consumption costs, depending on consumer behavior.
The electricity you use during your stay will be meter-read and billed at $0.15/kWh + 12% tax.
Final cleaning fee and electricity costs have to be paid to the property management directly in Naples.
Refundable deposit: US$ 600.00.
